HOW it WORKS
A Step-By-Step Guide To Buying A Home
1 Intro Call
We’ll start with a quick 15-minute call to go over your budget, must-haves, preferred areas, and timing — plus make sure we’re a great fit to work together.
2 Get Pre-Approved
I’ll connect you with a trusted mortgage broker to secure your pre-approval, so you know exactly what you can afford and can act quickly when the right home comes up.
3 Start the Search
This is where the fun begins. We’ll tour homes that match your criteria, and I’ll provide insight on neighbourhoods, pricing, and opportunities you might not have considered until we find the one.
4 Submitting an Offer
When you’re ready, I’ll handle the paperwork and walk you through every detail, advising on price, strategy, and conditions so you can feel confident putting your best foot forward.
5Conditional Period
If applicable, we’ll complete any conditions like financing, home inspections, or condo status certificates. I’ll connect you with trusted professionals (lawyers, home inspectors, etc.) and guide you through each step. We’ll also revisit the property 2-3 times before closing to measure, plan, and ensure everything is in working order.
6Closing Day
I’ll coordinate with the lawyer and mortgage broker to make sure everything closes smoothly. Then — it’s time to get the keys and celebrate your new home!
