HOW it WORKS
A Step-By-Step Guide To Finding A Rental
1 Intro Call
We’ll start with a quick 15-minute intro call to get clear on your budget, must-haves, preferred neighbourhoods, and ideal move-in date. I’ll also walk you through what documents you’ll need for your application and outline the full process so you know exactly what to expect.
After our call, I’ll set you up with daily listing alerts tailored to your criteria so you never miss a great opportunity.
2 Preparing Documents
Next, I’ll send you a personalized checklist of everything you’ll need for your rental application. I’ll also share tips on how to strengthen your profile so you stand out to landlords.
Having everything ready upfront is key in Toronto’s rental market — so you can move quickly when you find a place you love.
3Start Viewings
You’ll choose the first few properties we tour, and we’ll schedule viewings that work with your availability. As I get a better sense of your style and priorities, I’ll proactively recommend listings I think are a great fit. We’ll continue this until we find the right one.
4Submitting Offers
When you find the right place, I’ll prepare and handle all the paperwork, then walk you through it before submission. I’ll advise you on pricing strategy, terms, and any additional clauses to protect you as the renter.
Once submitted, we typically hear back within 1–2 business days. If the landlord has questions or requests a meeting, I’ll coordinate everything for you.
5Accepted Offer
Once your offer is accepted, your deposit is due within one business day. I’ll guide you through exactly how to complete this.
From there, I’ll send you a detailed “next steps” email covering everything you need before move-in — such as utilities, tenant’s insurance, building registration, internet setup, and key logistics— so your move is seamless.
